There Are Mobile Home Financing Options Available

If you decide to finance your mobile home and or the land where it will be placed, the lending can be a bit different than it is for a traditional single-family home. For single wide mobile homes, the financing can be difficult to obtain from a private lender. Financing is generally easier to obtain for a double wide mobile home and often depends on the type of loan that you choose. Many lenders have self-imposed a “15-year-old” rule, which means that you may not qualify for funding if the mobile home that you are looking at is more than 15 years old. For some government backed loans, the mobile home that you are considering must be “original set” which means that the mobile home cannot have been set up somewhere, broken down and set up again at another location. Often lenders will require a foundational inspection to ensure that the home was set up according to Housing and Urban Development standards. There is still the option to find financing through a mobile home sales company, or through a credit union, so make sure to research and find the best financing available for your new mobile home.
